🍂 Hello October! NYC Real Estate, Family & Fall Updates
How is it October already?
September flew by for our family and apparently for our NYC real estate business too!
Between school, family outings, open houses, offers, inspections, and contracts, it feels like we barely stopped moving all month. From Queens real estate to Manhattan and beyond, September brought plenty of activity, exciting opportunities, and new chapters for our clients.
As we head into fall, we wanted to share a few family updates, NYC real estate market highlights, and some of the latest news from our team.
🥂 One Last Summer Celebration at Picnic en Blanc
We finally made it to Picnic en Blanc in Central Park, and it was such a fun way to say goodbye to summer.
We had friends, family, clients, colleagues, kids, dogs, plenty of food and drinks, games, face painting, balloons, bubbles—and Charlie somehow became our unofficial petting zoo!
Stanley even brought photo poppers, which made for some great pictures.
One of my favorite parts of the day was seeing everyone pitch in at the end to clean everything up. It was one of those wonderful New York City days where friends, family, work, and community all came together.
Now we’re officially moving into fall and getting ready for a very important event in our household.
Alexis is turning FOUR! 🎂
Her birthday party will be on October 10th at Alice’s rooftop again this year. We’re doing a K-pop Demon Hunters theme, along with BBQ, swimming, and the outdoor hot tub.
Somehow our little 3K graduate is already almost four!
🏡 Remember Those “Coming Soon” Listings?
Last month, we told you about several properties we were preparing to bring to market.
Well…things moved quickly!
📍 58-04 206th Street | Oakland Gardens
58-04 206th Street in Oakland Gardens is already IN CONTRACT!
It’s always exciting to see a property move from preparation and marketing to an accepted agreement. For homeowners considering selling in Oakland Gardens, Bayside, or Queens, this is another example of why thoughtful preparation and strategic marketing matter.
📍 42-11 190th Street | Flushing
42-11 190th Street in Flushing has an ACCEPTED OFFER!
We’re thrilled for our clients and excited to help move the transaction toward the next stage.
For sellers considering the Flushing real estate market, creating strong exposure and positioning a property correctly can make a meaningful difference.
📈 Creating More Exposure for Our Sellers
One thing we’ve seen firsthand is how powerful offering a 3% buyer’s broker commission can be, particularly in the outer boroughs.
It can get agents’ attention, encourage cooperation, and help bring more qualified buyers through the door.
For our sellers, the goal is simple:
Create as much exposure and competition for the property as possible.
List low. Sell high.
Every property and transaction is different, of course, but our approach is always centered around creating the strongest possible marketing strategy and positioning for our clients.
If you’re thinking about selling a home in NYC, Queens, Brooklyn, or Manhattan, we’d love to talk with you about your property and your goals.
🏙️ New on the Market: The Royal York, Upper East Side
And remember the new one-bedroom we mentioned last month?
W1C at The Royal York is officially on the market!
Located at 425 E 63rd Street in Manhattan’s Upper East Side, this oversized approximately 770-square-foot one-bedroom condop offers a flexible layout and views overlooking the building’s landscaped private garden.
The Royal York continues to be one of our favorite buildings to work in because of its unusual condop flexibility.
The building offers features that can appeal to buyers looking for flexibility, including subletting from day one, subject to building requirements, no board interview, and no flip tax.
If you’re looking for a one-bedroom apartment on the Upper East Side, a Manhattan pied-à-terre, or a property with flexible ownership considerations, we’d be happy to tell you more about W1C.
📍 425 E 63rd St, Apt W1C
Upper East Side / Lenox Hill, Manhattan
💰 Offered at $735,000
🛏️ 1 Bedroom
🛁 1 Bathroom
📐 Approximately 770 sq. ft.
🔎 We Still Have Buyers Looking!
We’re actively searching for properties for several buyers, which means we’re also interested in hearing about homes that aren’t currently on the market.
Right now, we continue to have buyers looking for:
🏠 Single-Family Home in Brooklyn
We have a buyer searching for a single-family home in Brooklyn near 221 Avenue M.
🏙️ Astoria
We also have a buyer actively looking for a property in Astoria, Queens.
If you’re considering selling or know someone who owns a property that might be a match, please reach out to us.
Sometimes the right buyer and seller can connect before a property ever hits the market.
🍁 What Will October Bring?
After such a busy September, we’re excited to see what October brings.
Hopefully, we’ll find a little time between showings, inspections, contracts, and birthday celebrations to actually enjoy fall in New York City!
And, of course, we’ve put together our monthly Things to Do in NYC this October below.
From pumpkin patches and Halloween events to fall festivals and family-friendly activities, there are plenty of reasons to get outside and enjoy the city before winter arrives.
❤️ A Note From Our Family
Whether you’re buying your first home, selling a property, searching for an investment, or simply keeping an eye on the NYC real estate market, we’re always happy to be a resource.
Our business is built around more than real estate. It’s about family, community, relationships, and helping people find the right place to call home in New York City.
Thank you for continuing to follow along with our family’s adventures and our NYC real estate journey.
Have a wonderful October!
Warmly,
Candis, Brent, Alexis & Charlie 🐾
